1. Reservations are typically for a minimum period of one week, and are generally from Saturday to Saturday; however, minimum stays vary from property to property and are seasonal.

2. All prices are subject to change until a deposit has been received by Vacation Homes, Ltd.

3. In all cases a Security Deposit is required, collected by Vacation Homes Ltd., and held in a trust account until it is returned to the renter. The Security Deposit will be returned in full less any damage deduction or additional costs such as phone, heavy cleaning, fuel and electricity where applicable. It may be necessary to hold all or part of this deposit until phone billings, etc. have been received. (In some countries this may take as long as ninety (90) days.)

4. Fifty percent (50%) of the total rental amount is payable at the time the reservation is made. The balance, including the Security Deposit, is due no later than sixty (60) days prior to the first day of the rental period. For reservations made less than sixty (60) days prior to the first day of the rental period, the total rental payment is due and payable in full. For European rentals, a $50.00 nonrefundable booking fee is required.

5. Vacation Homes, Ltd. must receive the first payment prior to reservation confirmation. A signed Lease /Rental Agreement must also accompany the first payment. Written confirmation notice will be mailed to the renter upon final payment.

6. Times of arrival and departure will be stated in the Lease/ Rental Agreement but are usually 4pm and 12pm, respectively. These times are local to the rental property. Advance notice needs to be given if the renter will be arriving late. Vacation Homes, Ltd. cannot be held responsible if adequate notice is not given.

7. The person renting the property must be present during the rental period. Maximum occupancy for the property will be stated in the Lease/ Rental Agreement.

8. The renter will be entirely responsible for all damages caused by the renter and his/her guests. In the event of destructive or irresponsible behavior Vacation Homes, Ltd. or her agent reserves the right to immediately terminate the rental without refund and to cancel further privileges.

9. Cancellations: If the lease is canceled by the renter for any reason, there will be no refund of rent monies unless the property can be rebooked; however, this cannot be guaranteed. In the event another reservation can be arranged for the property, 90% of the rental fee paid will be refunded. We recommend the purchase of trip-cancellation insurance when reservations are confirmed.

10. In the event the home should become unavailable for rental due to conditions outside the control of the owner (i.e. fire, earthquake, hurricane, etc.) the entire payment will be refunded. The renter may elect to choose an alternate home if available, with the rental rate being adjusted accordingly.

11. In the event there are problems concerning the general condition of the home, these concerns should be addressed directly to the local manager/ management company so that the appropriate action can be taken. If the problem cannot be rectified by local management or staff, Vacation Homes, Ltd. must be immediately notified. Complaints received at the conclusion of occupancy cannot be negotiated.

12. Although we make every attempt to portray properties accurately, information cannot be guaranteed. Also we cannot be held responsible for any changes affected by the owner after the date of our last inspection.

13. We recommend that travelers review their medical and personal property insurance before traveling to ensure adequate coverage. _______
